Florida Hotspots

Central Florida

The central part of the state, particularly around Tampa and Orlando, has long been a favourite with holidaymakers, especially families, as it is there that most of the big attractions are located, including Disney World, Universal Studios, Busch Gardens and Sea World. Unlike some other parts of Florida, it is warm all year round, and there is less rain than in coastal areas.

Orlando has developed into a tourist hotspot attracting millions of visitors each year. The establishment in 1971 of Disney World helped to put Orlando firmly on the tourist map and ever since, it has been attracting holidaymakers by the millions.

The economic crisis has created an ideal opportunity to buy property at low prices. Investors are now purchasing 3-Bedroom Villas for $100,000 less than 2006 prices.

Orlando is a good investment with high rental returns due to the strong demand for Disney World and the other attractions. It is important, however, to ensure that the property is in the correct rental zone for what you are trying to achieve. You could possibly be limited by restrictions on how long you can rent your property and to whom, so you need to check with your Portfolio Consultant before you invest.

Orlando provides an excellent opportunity for people looking for holiday homes or to invest in 'The Sunshine State'. Demand and prices for rental property will remain strong over the next few years. The rental market is virtually 365 days a year. Click here to view properties for sale in Florida.

Kissimmee

Kissimmee in south Orlando is ideal for those looking for a retreat from the hustle and bustle of Disney World. Tourism accounts for about 40 per cent of the jobs in the city and its closeness to the theme parks results in year-round rental demand.

The economic crisis has created an ideal opportunity to buy property at low prices in Kissimmee. A foreclosed villa for sale can be bought for under $100,000, and good quality condominiums are starting at $50,000.

Davenport

The expansion of Disney World has led to Davenport becoming a popular target area for those looking for a purchase a holiday home or investment buyers. It has a number of quality leisure facilities which are being improved as more people go to the area. Resort communities are popular as are the quality golf courses that are close by.

There are plenty of bargains to be had in the Davenport area. Three-bedroom Villas can be purchased from $100,000. The most sought after gated complexes have pools, health clubs, spas and clubhouses and provide a very attractive rental prospect. You would expect to get around $700 per week for a three-bedroom apartment.

The Atlantic Coast

Florida's Atlantic Coast stretches from St Augustine through Daytona Beach, Fort Lauderdale and Miami, right down through the Florida Keys to Key West. It includes some of North America's most desirable and expensive locations, such as Palm Beach, where prices routinely run to millions of dollars.

However, not everywhere on the Atlantic Coast is this pricey, and if you choose your location carefully, you can find a three-bedroom house with a pool for around $200,000.

An apartment in a good area of Miami will start from around $300,000 – not bad considering how much the city offers: beautiful beaches, blue seas, non-stop nightlife, a varied arts and culture scene, fascinating Art Deco architecture and a consistently warm climate. Many current buyers are taking advantage of the stressful situation of developers involved in Miami condominium projects to get some of the best discounts available in international real estate.

Miami is solid investment if you want exposure to the US residential lettings market, as long-term lets are more common in this part of Florida.
