The Sunshine State

'The Sunshine State', as it is sometimes known, is one of the most popular holiday destinations in the world, thanks to its superb weather and the man-made attractions that have turned some areas into giant playgrounds for the young at heart. Visitors from around the world head to 'The Sunshine State' in search of fun, sun and thrills. Walt Disney World, Magic Kingdom Park, Universal Studios and Busch Gardens are just a few of the attractions for which the state is famed.

Orlando is the face of Florida that most people recognise, with its enormous number of theme parks, movie studios, water parks and entertainment facilities. Florida's name comes from the Spanish word for flowery. Spanish conquistador Ponce de Leon gave it the name on April 2nd, 1513 in honour of the day he landed there, Pascua Florida, or 'Flowery Easter'.

The property market is underpinned by a number of factors, not least immigration from elsewhere in the USA. Florida's population grew by 350,000 in 2007, with many people from other states drawn in by the booming economy; Florida led the USA in job creation in 2007. The state's reputation as the ideal place for retirement has also helped. As the baby-boomers get older, many are cashing in equity in their principal homes and either buying holiday property in Florida or selling up and moving there permanently.

In 2006, Florida's Gross State Product (GSP is the state version of GDP) was $714 billion, which ranked it as the fourth wealthiest state in the US. Florida benefits from a diverse economy, a strong knowledge base, modern infrastructure and low state taxes.

Florida's economy is strong with solid growth, low inflation and high employment. Although the property market has cooled over the last 12 months, as long as the economic fundamentals remain buoyant, then investors in this market have a good medium - to long-term outlook for property prices and rents.
