In what currency will payments be made?

Deposits will be made in EUR, while the scheduled payments for the property will be made in BRL.

Will the property be freehold?

All properties are sold with a freehold title, you own 100% of land and property.

Investing in property in Brazil is as safe and easy as in any modern country like the USA or Europe. There are no restrictions for foreigners buying property and ownership is solid and secure. All property sales are titled and foreign investors receive the same investment and possession rights as Brazilians.

What about tax on profits?

Income earned from property in Brazil is taxable whether the investor is resident or non-resident in Brazil. Non-residents are usually subject to a capital gains tax at a rate of 15%.

Do I require a CPF number to buy and/or sell off-plan property in Brazil?

A CPF number is needed if you plan to register the land or property in your name. In the case of selling an off-plan property before it's registered, a CPF number is not necessary.

Do I need a tourist visa if I decide to visit Brazil?


Most travellers visiting Brazil will receive a 90 day tourist visa on entering the country, although please note that Australian, Canadian and American citizens do need to apply before travelling to Brazil. You can apply for an additional 90 days on your tourist visa whilst in Brazil via the Federal Police station if you so wish.

What's the next step?

For a foreign investor to buy property in Brazil, the only requirement is that they have a CPF number - which is similar to a social security number. The number can be obtained within a couple of days and is a legal requirement enabling the investor to be uniquely identified for taxation and title purposes. Your lawyer can assist you with this. The entire process can be done without visiting the country, providing power of attorney is given to your lawyer.

The Brazilian government has sophisticated and well developed property laws which protect property owners whether they are foreign or local. Legal assistance should be sought for the purchase process in order to ensure the investor's rights are properly looked after.

A sales contract is then drawn up which details the full conditions of the sale and also acts as a receipt for the deposit paid. Assuming purchasers already have their CPF numbers along with notarised copies of their passports and any other required documents, the sales contract can be signed either in person or by the lawyer acting for the purchaser. Title transfers normally take a couple of weeks to be recorded.
