Purchase Process

The purchase process for Jacumã Beach Resort is simple and straightforward. The process can be broken down into the following steps.

  • An initial reservation fee of €3,000 (approx £2400) will secure your chosen apartment. This takes the property off the market and confirms that you are in a position to purchase it.
  • A deposit payment of 30% of the purchase price is to be paid upon exchange of contract. The reservation fee amount is deducted from this payment price.
  • A further 20% of the purchase price is to be paid 10 months after the initial down payment.
  • Approximately 1 year before completion resort community set up fees of approximately 3% of purchase fees will be due.
  • The final payment of 50% of the purchase price, is to be paid upon completion in the 1st quarter 2011
  • For our pricing comparisons we show an example using an exchange rate of €1.25=£1.


Purchasing Costs

Approximately 10% in purchasing expenses as follows:

  • ITIV (Transfer Tax): 3%
  • Notary Office (Title Deed & Registration of the deed): 2%
  • Administrative expenses (Obtaining CPF Number etc): 1%
  • Resort community set up fees approx. 3%
  • Legal fees: approx. 1.5%
