Hi Nathan

Thank you for your comments. You have raised some interesting points, which I have noted.

As mentioned, we use a wide range of sources to compile our report and we are happy with the results overall.

I like the Czech Republic and I am sure if an investor looks hard enough, they are some real bargains to be had.

You have a great day and keep up the good work.

If you are using primarily Knight Frank they have repeatedly been six to nine months behind what the market is actually doing in Czech Republic. For example, in the middle of the crisis in 2009 they reported Czech Republic as having a very strong year over year growth when all the data pointed otherwise. Yields outside of Prague are ok and we've had investors buy in 2011 at 7 to 8% gross rental yields with some markets we deal with actually having price growth. So honestly it was humorous for me to see it on your list for 2011.

Hi Nathan

I trust that you are well and thank you for your comments.

Our report was conducted using various sources, such as; Euromonitor, Global Property Guide and Knight Frank’s Global Index Report. You can find direct information related to Czech Republic’s property market by following the link to download Knight Frank’s Global Index PDF: http://www.europe-re.com/files/00047200/GlobalHouse_v6.pdf

Having seen the way prices have declined in the Czech Republic in the past year, I don't see any reason to invest in property there at the moment.

I look forward to hearing your thoughts.

You have a great day.

Looking at the Knight Frank global house price survey the assessment looks to be correct on the 5.2% fall. Though I'm not sure that the Czech Republic is any worse than other European property markets at the moment.

Thanks for the report. I am very surprised that Czech Republic made your list for the year 2011. You say in your report: "according to the latest data available from Q2 2011 property prices fell by 5.2% annually and actually went into freefall plunging a further 2% on the quarter". May I ask where you got this data from?

Investing in real estate has become increasingly popular. It has been one of the most profitable among the many types of investments. Investors should develop a strategic plan prior to purchasing their first property.
