			<content:encoded><![CDATA[<p>Data through September 2009, released today by Standard &amp; Poor&#8217;s for its S&amp;P/Case-Shiller1 Home Price Indices, the leading measure of U.S. home prices, show that the U.S. National Home Price Index improved in the third quarter of 2009, posting its second consecutive quarterly increase and further improvement in its annual rate of return.</p>
<p>&#8220;We have seen broad improvement in home prices for most of the past six months,&#8221; says David M. Blitzer, Chairman of the Index Committee at Standard &amp; Poor&#8217;s.</p>
<p>The number of Brits investing in property in the US has risen over the past few months, with more UK buyers tempted to the country by improvements in the sterling and dollar exchange rate.</p>
<p>According to Deane Roe, from Moneycorp, the firm has seen a rise of 23 per cent in the number of Brits investing in homes in the US over the past half a year.</p>

<p>The dollar has been weakening across the board as the global appetite for risk increases. Over the last year and a half, investors have bought dollars because of their risk aversion. The dollar has acted as a world reserve currency. Investors have largely been buying US Treasury bonds which are low yielding. As the global outlook is beginning to improve investors are seeking a higher return and moving out of the dollar. This has significantly accounted for the move from the 1.40&#8242;s to 1.60&#8242;s.</p>
<p>An undervalued pound is attracting a lot of attention at the moment. There are signs that the UK economy is not worsening, although we are still some way off a definite recovery. The recent IMF report stated that the UK is well positioned for sustained growth. This was a significant reversal from the damning outlook they painted earlier in the year.</p>
<p>The possibility of further ?quantitative easing&#8217; in the states should keep the dollar under pressure and could see it trade up to a technical level of 1.64. Having been heavily sold over the last few weeks there is still a good chance we will see a correction back down below 1.60 in the not too distant future. Longer term the risk remains that it could trade higher.</p>
<p>Since exchange rates are always on the move, foreign exchange specialist Moneycorp, offer the option to ?lock&#8217; into the current rate of exchange for up to 2 years. This is known as forward buying. Should there be a move back to the 1.60 level from current 1.64, forward buying would save you in excess of £4000 on a £100,000 transfer.</p>
<p>Alternatively, you could take advantage of the guidance offered by a Moneycorp dealer and use a stop loss and/or limit orders. This is where you instruct your personal dealer to either automatically buy your required currency, or contact you should the exchange rate reach a certain level. 			<content:encoded><![CDATA[<p>Florida property prices have fallen as low as they are going to go and are at the bottom of the market, an expert has claimed.Speaking to the Times, florida property expert Joanna Leverett commented: &#8220;Prices have reached rock bottom.&#8221;</p>
<p>Examples of bargains available in the state included homes in Kissimmee and Davenport, with the latter offering a case where three bedroom villas prices at $300,000 ( £220,000) have been reduced to $150,000 (£110,000).</p>
<p>The paper commented that Florida property remains highly sought-after for Britons because of its many beaches, attractions and golf courses.</p>
<p>Florida property seekers hoping to pick up foreclosed bargains could also have more chances to do so, a recent report may indicate.</p>
<p>A study of where the most mortgages in 60 days arrears or more were in the US during the fourth quarter, by credit reference agency TransUnion, revealed that the highest rate of these was in the state, at 9.5 per cent of all home loans.</p>

			<content:encoded><![CDATA[<p>The housing market in Florida has nearly bottomed out and prices are now 50 per cent lower than they were last year, according to one expert.Senior partner with the International Law Partnership John Howell told the Press and Journal that Florida property investors can now purchase &#8220;good-quality, well located property&#8221; at a much discounted price.</p>
<p>&#8220;The bottom of Florida property market has been reached, or is very close to being reached, so this is an excellent time to buy for capital growth over the medium term,&#8221; he said.</p>
<p>He added that some homes are being sold for less than it costs to build them.</p>
<p>The International Law Partnership suggested that there a number of ways to find success in overseas property investment during 2009, including buying reduced homes in quality areas, purchasing in timeless destinations that don&#8217;t lose their appeal or finding distressed sales.</p>
<p>Recently, Sean Tipton, a spokesperson for ABTA &#8211; The Travel Association, said that Florida is a holiday destination that has an enduring popularity with British families.</p>

Low prices and foreclosures help to spur the sales increase in some areas, though the state has seen year over year increases in existing home sales for the past four months.</p>
<p>Existing home sales in Florida for December, 2008 rose 27 percent with a total of 11,053 homes sold statewide compared to 8,712 homes sold in the same month of 2007. That&#8217;s also an increase of 28.9 percent from November. In another positive sign, sales of existing condominiums rose in December 12 percent over 2007 and 37.7 percent over November.</p>
<p>The median sales price for existing homes in the state during December was $155,500, while in 2007 it was $213,600. The statewide median condo price was $130,600, while a year earlier it was $192,600.</p>

<p>Whilst newspapers spread more doom and gloom stories about the domestic market on a daily basis, the savvy investors are looking to the international markets and are busy buying foreclosed, bank repossession and discounted properties, priced less <strong>than 30% of their previous sales prices</strong>, which ensures a high net rental yield. I have said it before and I will say it again, the best time to buy property is when prices are at the bottom of the cycle. </p>
