Colordarcy Reports Record Breaking Sales Of Student Property

Global property investment consultants, Colordarcy.com, report record breaking sales of UK student property in 2014. The firm say that sales have risen 50% compared to January 2013.

According to Colordarcy the recovery in the UK property market is helping to increase the appetite for student property amongst its investor clients. Student property has outperformed all other sectors in the UK property market in recent years as yields have remained strong and demand high.

The recent CBRE Student Housing Index supports this view. The Index measures the performance of the student property sector each year and this year the firm revealed statistics which show that regional towns have achieved average rental growth of 3.51% for 2012/13. This is above the 3-year average of 3.36%.

Loxley McKenzie, Managing Director of Colordarcy commented, “There is a shortage of good quality student housing in some of the more sought after university towns and cities in the UK. Occupation is as much as 99% making it a very lucrative opportunity for property investors.

The added benefit of investing in fully managed units is that it takes away the work traditionally associated with student property. All investors need to do is invest and enjoy the fabulous rental returns on offer.”  

Strong capital growth has been reported in the sector by CBRE with the average value per bed increasing from £50,700 in 2010 to £56,600 in 2013. The increase of nearly 12% in value has been partly due to investment into higher quality purpose built accommodation even in regional UK towns and cities.

McKenzie added, “The student property sector is worth billions to the UK economy and investors can be confident that student numbers will continue to rise as a result of the increasing  volume of domestic and overseas applications.”

The number of international applicants to higher education establishments in the UK is up by 10% on 2011 and 2012.  It is now widely reported that student housing is attracting high occupancy levels in core UK towns.
